Most brokers bury their fees in the small print. Here's ours, in full. We only charge a fee when we add value - and if a free product transfer with your existing lender is your best option, that's what we'll recommend, with no fee from us.

When there's no fee
If you're staying with your current lender on a product transfer and it's the best deal for you, we'll arrange it at no cost. We're paid by telling you the truth, not by churning your mortgage.
- Product transfers where switching costs more
- Initial fact-find and affordability review
- Honest 'stay put' recommendations
Advice fee
For a full new mortgage or remortgage, our advice fee is typically £495, payable on application. Some complex cases (bad credit, specialist construction, portfolio landlords) may be up to £995 - always agreed with you in writing before any work starts.
- £495 standard advice fee, payable on application
- Up to £995 for complex/specialist cases
- Always agreed in writing before work begins
- No fee if we can't place your case

Lender commission
Lenders also pay us a procuration fee for introducing business. This doesn't cost you anything and doesn't influence which lender we recommend - we're whole of market and search 90+ lenders on your merits, not ours.
Common questions
Do I pay a fee just to talk to you?
No. The initial 30-minute consultation is free. We only charge a fee once you instruct us to proceed with a specific application, and only after you've agreed it in writing.
Why might a complex case cost more?
Adverse credit, non-standard construction and portfolio cases take significantly more underwriting time, lender negotiation and documentation. The higher fee reflects that work, agreed upfront.
